Realtor.com recently highlighted garage door replacement as one of the most worthwhile home upgrades, citing data from Zonda’s annual Cost vs. Value Report.

In the 2024 Cost vs. Value Report, garage door replacement was estimated to return approximately 194% of its cost in increased home value.

The numbers were even stronger in Zonda’s 2025 Cost vs. Value Report, where garage door replacement once again ranked #1, with an estimated 267.7% of the project cost recouped.

It’s important to put those numbers in context. The Cost vs. Value Report is based on U.S. housing markets, so it isn’t a guarantee that an Ontario homeowner will see the same return.

What it does show is just how much of an impact a garage door can have on the overall appearance and perceived value of a home.

Why Does a Garage Door Make Such a Difference?

On many homes, the garage door is one of the largest things you see from the street.

That means an older, faded or dated garage door can have a big impact on how the entire house looks.

The same is true in reverse.
